Choosing a community is a personal decision. Understanding costs can help you plan with confidence.

• The Villas independent living: $2,623–$3,934 per month. Rates vary by apartment and floor plan.
• Assisted living: $4,473–$6,360 per month, plus healthcare services. Healthcare service fees add $613–$2,895 monthly, based on assessed needs.
• Memory care assisted living: $5,789 per month, plus healthcare services. Healthcare service fees add $1,823–$2,844 monthly, based on assessed needs.

For budgeting, an assisted living studio with Level 1 services totals $5,086 monthly. A memory care suite with Level 3 services totals $7,612 monthly. These examples exclude one-time fees and additional services.

The Villas: Basic utilities, Wi-Fi, maintenance, in-unit laundry, daily dining-room lunch, scheduled light housekeeping, activities, and community amenities.

Assisted living: Utilities (excluding telephone), basic cable and internet, three meals and snacks daily, weekly light housekeeping, scheduled laundry and linen service, an emergency response system, and 24-hour staffing.

Memory care: Utilities (excluding telephone), internet, three meals and snacks daily, weekly light housekeeping, an emergency response system, 24-hour support staff, and individualized programming. Bathing, laundry, and linen services vary by care level.

What fees are due before move-in?

Each living option has a non-refundable $1,000 community fee. A separate, non-refundable administrative fee is due at approved application: $150 for The Villas or $250 for assisted living and memory care. These one-time costs are separate from monthly housing and healthcare service charges.

How is the healthcare service fee determined?

A licensed nurse assesses your loved one’s needs and identifies the appropriate healthcare service level. That fee is added to the apartment or suite rate. Support and costs may change as needs change, and some additional services carry separate charges. Residents are notified when their level changes.

What other monthly charges should we plan for?

An additional resident costs $700 monthly at The Villas or $825 in assisted living, excluding healthcare fees. Extras such as salon services, guest meals, or additional housekeeping may cost more. Optional Villas underground parking is $150 monthly, and its pet fee is $30 monthly.

Assisted living Level 5 services depend on our ability to safely meet the resident’s needs and may be offered temporarily.
